“We have a lot of aerospace companies here, and that’s one of our target industries to bring to Santa Clarita because aerospace is still really strong in Southern California,” Holly said. 

Many Santa Clarita aerospace companies supply major national and international plane manufacturers like Boeing, Lockheed and Airbus. 

“So we have folks who build all the parts of the plane from wings to nose gear and landing gear — all sorts of stuff,” Holly said. 

We also have organizations that focus on space research and technology, as well as national security and international affairs. 

“Strong political support, a highly educated workforce, unique training infrastructure and the presence of many networking and support programs make the Santa Clarita Valley an attractive location for this major industry,” Holly explained. 

  1. Bioscience & Medical Devices in Santa Clarita

“We also have a lot of advanced manufacturing,” she continued. “Los Angeles County is still the number one manufacturing output county in the country. Everyone thinks that manufacturing jobs are gone — that’s not true.”

Our local manufacturing companies produce extremely diverse outputs from electronics to engines to industrial machinery, all of which require advanced manufacturing processes. This makes Santa Clarita a sought-after location that produces high value-added, technical and capital-intensive goods.

“Santa Clarita is also a hub for filming because we’re located within the 30 Mile Zone (TMZ), or Hollywood Studio Zone,” Holly explained. 

Being located within the TMZ means Santa Clarita is generally a more cost-effective and highly desired area for studios to choose for filming, especially when the Hollywood area doesn’t have exactly what a production needs. 

In addition to being located within the TMZ, Santa Clarita is home to more than 30 movie ranches and sound stages, producing everything from online video games to full-length films. 

In fact, in one year alone, Santa Clarita issued 526 film permits and recorded 1,380 film days, which generated an estimated $33.4 million in economic impact to our community, according to the City of Santa Clarita’s Film Office.

“Santa Clarita’s growing film industry also breeds a lot of digital media, entertainment media and information technology as support companies,” Holly explained. 

The information technology industry includes local firms that work in software publishing, telecommunications, data processing and hosting, computer design and more. “Even during the Great Recession, for example, the bioscience industry didn’t go down,” Holly explained. “It may have only grown a little bit, but it didn’t decline. That’s why part of our mission is to develop the kind of diversity that will help make our economy just a little more resilient.”

Mortgage interest rates are low, but volatility is high. Many Santa Clarita residents are wondering: Should I buy, or should I wait? How can I best prepare for the market volatility ahead? 

The Tracy Team, your Santa Clarita Realtors, sat down with Senior Mortgage Lender Keith Renno of Wintrust Mortgage in Santa Clarita to discuss future changes in mortgage interest rates, and the real estate market, as we look ahead to 2020. 

2020 Santa Clarita Real Estate Projections: Mortgage Interest Rates In Santa Clarita 

“Throughout the end of this year, and even going into 2020, we’ll see rates maintain the range they’re in right now, which is right around 4%,” Keith explained. “We’ve actually been a little under 4%, and it wasn’t too long ago we were in the mid-3% range. So I think we’ll be in the mid-3% to 4% range for the next 12 months.”

Keith continued to explain that, this time last year, rates were over 5%, so rates have come down a full percent in a year’s time — and some days, they’ve come down even more. 

“But it’s a very volatile market right now, and it’s going to be interesting to see how it all unfolds with the trade wars that are still actively going,” Keith said. “We also have an election year coming up, so there are a lot of unknowns out there.”

“Election years are a volatile time for the stock market and the real estate market,” explained Santa Clarita Realtor Tracy Hauser of The Tracy Team in Santa Clarita, “and the number one reason is uncertainty.” 

While we can expect more volatility and uncertainty in the markets, however, that doesn’t necessarily mean it’s going to be a bad time to buy — especially when mortgage interest rates are expected to stay low throughout next year. 

“During an uncertain market, there can be some beneficial opportunities for buyers if you find yourself in a position where you’re ready,” Tracy explained. “Sellers who are on the market in uncertain times are there for a reason — they need to go.” 

And whenever sellers are particularly motivated, it creates a window of opportunity for buyers who have prepared and positioned themselves well.

“Prepared, secure buyers who sit on the fence just because of uncertainty run the risk of missing out on some really good deals,” Tracy explained. “If you want to capitalize on a volatile market, however, then the payoff is all in the preparation, which is why we’re talking with an expert Santa Clarita mortgage lender like Keith.”

In a time when Southern California is facing a water crisis, one Santa Clarita housing project is doing its part to give back with clean, recycled water that not only benefits the residents who live there … but the rest of our community, as well. 

Vista Canyon, a development coming to Santa Clarita in 2020, is giving back to Santa Clarita by building a water reclamation plant that will donate recycled water to local neighborhoods, making the entire project “water neutral” when this exact sustainability mindset is needed most.  

So what is this magical water reclamation project? Well, we like to call it The Water Factory. Let’s dive in.

“In Southern California, water is an extremely valuable resource, and we wanted to treat it as such,” explained Glenn Adamick, a partner of the Vista Canyon housing project. “So one of the things we looked at, initially, was: Do we have the ability to create improvements for the community, with regard to recycled water?” 

The developers did their research, partnering with the City of Santa Clarita, to tour multiple water reclamation projects that were already doing good work in the world. They focused their efforts on small plants in Arizona that were located in areas where there was no other existing infrastructure to rely on. 

And they found what they were looking for. 

Green Homes: What’s The Vista Canyon Water Factory? 

Already completed, the Vista Canyon Water Factory is an on-site water reclamation plant that generates enough recycled water for the entire development, plus more to donate to the rest of the Santa Clarita Valley. 

About ⅓ of the recycled water supply it creates will be used on the Vista Canyon property for landscaping purposes. 

The rest, about ⅔ of the total supply, is donated off-site to the Santa Clarita Valley Water Agency’s infrastructure. 

Green Homes: Benefits Of Water Reclamation At Vista Canyon

The greatest benefit of the Vista Canyon Water Factory is it makes Vista Canyon “water neutral.” 

“In the world of development right now, water is a hot-button topic,” explained Santa Clarita Realtor Tracy Hauser of the Tracy Team. “Everyone is asking: ‘Where is the water going to come from?’”

So what does it really mean for a development to be water neutral?

Essentially, being water neutral means you’re producing the needed water surplus to offset the water you’re using. So, at the end of the day, you’ve haven’t used any more water than you’ve created. 

By meeting landscaping needs with recycled water — and donating additional recycled water for other communities to use in landscaping — Vista Canyon is accounting for any potable water it consumes by offsetting the consumption of potable water in other areas of the community.

Green Homes: How Will The Water Factory Affect Santa Clarita? 

“For example, the neighboring community, Fair Oaks Ranch, is currently using potable (drinking) water for landscaping purposes,” Glenn explained. “But a bulk of Vista Canyon’s donated recycled water will be used toward landscaping in Fair Oaks Ranch, including medians, parks and other things like that. They will eventually convert their potable water use over to recycled water, essentially, creating more potable water for Fair Oaks Ranch residents.”

Put simply, the Vista Canyon Water Factory will allow at least one Santa Clarita community to stop using drinking water for its plants. 

“As this development gets started, it’s already giving back to the community in a huge way,” Tracy explained. “That’s something the three developers of this project, Glenn included, have been so focused on with this project. Yes, this is a business project, but it’s so rich with the spirit of giving back. That’s the reason I wanted to share this information with the community. I want people to have the information — straight from the horse’s mouth — about what’s going on Vista Canyon that will create a positive ripple effect in our own backyards.”

Green Homes: Other Sustainability Efforts At Vista Canyon 

From design to construction to ongoing operation, Vista Canyon was created to respect the environment, protect the river and the oaks that make this place so special, and minimize its carbon footprint. 

Complying with regulations is just the beginning. Vista Canyon is also committed to supporting the State of California’s landmark mandate, which seeks to reduce greenhouse gas emissions by at least 28.5% below 2020’s projected levels by improving building design, water use and transportation.

Vista Canyon, a new mixed-use development coming to the Santa Clarita Valley in 2020, was designed so that residents could spend as little time in their cars as possible. In fact, the community is being described as Santa Clarita’s most connected place to live. 

“It’s a very walkable community where people can get around without getting in their cars,” explained Glenn Adamick, a partner of Vista Canyon. 

In addition to nearly 11 acres of park space, the community includes 4 miles of pedestrian and bike paths, as well as equestrian trails, making it the ideal place to live if you love bringing the outdoors into your everyday life. Plus, no matter where you are in Vista Canyon, you’re never more than a 10-minute walk to the Town Square. 

“We’re currently building the first component of the parks, the wildlife intercrossing that runs underneath one of the main roads,” Glenn said. “We’re hoping to wrap up construction on the park during the first quarter of 2020.”

Residents will be able to relax under the oaks in the sprawling Vista Canyon Park, or enjoy an outdoor concert on the Town Green along the river. The park also borders the adjacent neighborhood, so both Vista Canyon residents and their neighbors will benefit from the recreational space. While the developers will maintain certain maintenance responsibilities for a period of time, the park will eventually be turned over to the City of Santa Clarita, where it will become part of the city’s existing parks system. 

“We’ve got a ton of walking and hiking trails throughout the project,” Glenn added. “The project site is roughly one mile in length, so we’re putting in about a mile of river trail on each side, and we’re actually extending the trail all the way over to Sand Canyon.” 

In addition to the community’s own hiking, biking and walking trails throughout and around the project site, the trails connect to nearly 100 miles of adjacent hiking and equestrian trails and paseos. In fact, residents can learn more about the local surroundings and history at the River Education Center. 

“We have trails that run from the back, or south side, of the community to the north side, providing access to the river trails and Town Square,” Glenn added.

Vista Canyon: A First Look At The Santa Clarita Valley’s Newest Community

The Santa Clarita Valley’s newest community is created to have everything you need — from “car optional” living to centralized shopping and restaurants. So you don’t have any reason to leave, but the other side of the hill is just a short ride away. 

We sat down with one of the partners of Vista Canyon, Glenn Adamick, to get the inside scoop on a modern community that’s just around the corner.

“During the land planning phase for this site, the community and city — everyone, really — expressed that they wanted to see outdoor shopping similar to what’s available at Westfield Valencia Town Center,” Glenn explained about the variety of things to do in Vista Canyon. 

Vista Canyon, a 185-acre mixed-use community located off the 14, includes 1,100 homes — with townhomes, single-family residences and luxury apartments — as well as close to 1 million square feet of commercial space and more than 21 acres of preserved recreational area. The community will even have its own transit center, Metrolink commuter rail stop and bridge. 

One of the most well-loved features, however, is the “town square” feeling of Vista Canyon’s main street: Lincoln Street. 

“Lincoln will be very similar to what you see as you drive McBean Parkway to the central entrance of Valencia Town Center,” Glenn said. “Both [developer] Jim Backer and I being old Newhall Land folks, the success down at Westfield Valencia Town Center really influenced what we wanted to do down here.”

The first building, coming in around 60,000 square feet, is now under construction and is expected to be completed around September or October 2019. The foundation for additional infrastructure is being laid, including the parking structure. 

“We’re starting to see it all come together,” Glenn said.

But Vista Canyon offers more than just a great place to live, it’s also primed to become a thriving business hub with amenities such as the Metrolink station and Bus Transfer Station. 

“As part of Vista Canyon’s analysis during the planning phase, we took a look at where the Metrolink riders were coming from. A majority of riders are coming from the zip codes that surround Vista Canyon,” Glenn said.

Currently, Santa Clarita Valley businesses have reported many employees coming from the Antelope Valley. Instead of driving to Valencia, they could hop on the Metrolink to Vista Canyon without ever getting in their car. 

Since this is a mixed-use project, Vista Canyon may help attract new businesses from the valley, opening up local jobs and reducing the traffic caused by local residents who commute outside the valley for work.

The entire community, say the developers, was designed to be the first “car optional” community in the Santa Clarita Valley.
